The Cesar Chavez Student Center, a not-for-profit auxiliary organization, is centrally located on the San Francisco State University campus. The Student Center provides a variety of services for a campus population of approximately 27,000 students and 3,000 administrators, faculty and staff. The Student Center is currently accepting proposals for quick service Hot Dog & Sausage restaurant, with anticipated opening in the Fall 2011. The space will be leased following a competitive evaluation of proposals.

THE FACILITY:
Located on the West Plaza, one of the two main entrances to the building, the facility is a full service kitchen consisting of approximately 181 usable square feet of space. Two adjacent locations currently offer: (1) a mixed menu of fresh fruits and prepackaged items with hot and cold beverages: (2) a limited menu of Soul Food items.

THE MENU:
Major focus of the menu should be on a variety of hot dogs and sausages, with additional items that complement the two.

ANNUAL BASE RENT:
The minimum Annual Base Rent is set at $14,000 per year. In addition to rent there are other variable costs currently totaling approximately $4,000 per year. The rent schedule proposed by the Student Center will be one of the criteria considered in evaluating the proposals. Annual total rent is billed at eight (8) equal monthly payments during the academic semesters. There are no billings for the months of June, July, August and January. The Student Center does not charge rent for four (4) months out of the year (June, July, August and January).

OPERATOR COMMITMENT:
Part of the commitment for obtaining this space will be the investment in equipment for the location. Security deposit will be the sum of three (3) monthly installments of the Annual Base Rent.

CURRENT CAMPUS SERVICES:
Currently, the Student Center hosts a variety of food services located in the following areas:
Lobby Level: American style grill, Mexican cuisine, coffee and espresso café, natural foods vendor, two convenience shops, bookstore
Lower Conference level: Thai cuisine, a Pub
Recreation and Dining Level: Asian cuisine, pasta & pizzeria, sandwich/deli shop
West Plaza: Coffee & pastries, soul food

Other Student Center services include live entertainment/performances, video/billiards games room, conference/meeting rooms, photocopy center, art gallery, six bank designated ATMs, and an information/ticket counter that offers items such as MUNI Clipper cards and BART tickets.

Other campus food operations include three (3) cafés, a convenient store & pizzeria, a sandwich/deli shop, a smoothie & wraps vendor, a Japanese cuisine vendor and a residence dining halls that cater to approximately 4,000 students.
